Shared walkways, parking fields and entrances are the common areas every tenant complains about and no single tenant maintains. A scheduled program keeps the whole center consistent and gives property managers one line item instead of a dozen tenant conversations.

Restaurants

Patios, drive-throughs, dumpster pads and entries.

Food service generates the hardest exterior soiling there is: grease at the back of house, spills on the patio, and a dumpster pad that turns into an odor and pest problem in a Texas summer. Most of this work runs overnight so service is never interrupted.

Office property is judged on the approach — the walk from the garage to the front door. Entry plazas, walkways and storefront glass carry most of that impression, and they are straightforward to keep on a quarterly schedule.

Truck courts collect tyre rubber and diesel, dock aprons stain, and tilt-wall and metal panel exteriors develop a chalky film that makes a newer building read as much older. None of it is complicated work — it just needs doing on a schedule.

A display lot is a showroom floor that happens to be outdoors. Lot concrete, service drive aprons and showroom glass all read directly on the vehicles parked against them, which is why dealerships tend to run the tightest schedules of anyone.
